When you own any type of property there are a few things you want out of it: getting top dollar, selling it quickly, and working with a good buyer. When you are selling a luxury residential property, selling your home can be a little bit more difficult. One of the biggest obstacles that a lot of luxury residential home owners run into when selling their home is that it sits on the market for a little bit longer than others. 1. You Can't List It Too High

While the market may be in a great place right now and sellers have never had this much say when selling their home, you don't want to list it too high. If you list your house at a price point that is unreasonable then you aren't going to get as many people who are interested in it, and your house is going to sit on the market for a lot longer.

Something to consider when you are listing your house is that you want to pick a number that ends in 99 so that your property comes up when people are searching for different prices on the MLS. For instance, if you list your house at an even 900k and someone filters their online search to under 900k, your property won't show up. However, if you list it at 899k, then it will show up which will hopefully generate more interest in your home. 

2. Have a Broker's Open

A broker's open is essentially an open house that's just for brokers. This is an opportunity for brokers to view the house before it hits the real estate market and gives them and their clients a heads up regarding your property. While a broker's open isn't something that's useful for typical properties, when you're dealing with a luxury home listing, you want to get on the radar of some elite buyers and this is a great way to do it. To host a successful broker's open, consider having it catered and make sure that you get the invite out to broker's ahead of time so they can be there. 

3. Work With a Luxury Real Estate Agent

When you work with a professional, you are more likely to get professional results. While all realtors have the same training upfront, not all of them have the same experience. When you are looking for a real estate agent, look for one that has a ton of experience with luxury properties like yours because then they'll know how to price it, how to sell it, and how to market it.
